How I Sell Your Home, Step by Step
How Rich Barnes sells homes in Greenfield, West Allis, Milwaukee, Franklin, New Berlin and Muskego: your number, a pre-inspection, 3D tour, web page and closing.
Selling Takes More Than a Sign in the Yard
Listing a home puts it on the market. Selling it well takes four things in the right order: knowing your number, showing the home at its best, getting it in front of the right buyers, and running the deal all the way to closing. That is how I work, and I explain each step before it happens.
I am Rich Barnes, a licensed broker with Realty Experts, with 25+ years in the business and hundreds of homes sold in Greenfield, West Allis, Milwaukee, Franklin, New Berlin and Muskego. People want answers now, so when you call, I answer: 414-899-8146.

Step One: Know Your Number
An automated estimate cannot see your kitchen, your roof or your street. I look at the home in person and compare it with recent sales of similar homes in similar neighborhoods. A home on the southwest side of Milwaukee is not always a useful comparison for one across town, so the neighborhood matters as much as the house.
We also talk about timing and what the home needs. If you are buying your next home too, we plan both together so there is no gap with nowhere to live. See what your home is worth.
How I Sell Your Home, Step by Step
Step Two: Show It at Its Best
Every home I list gets a pre-listing inspection, so you know what a buyer will find before a buyer finds it. Nothing surprises you or the buyer later. Then it gets professional photography that shows the home at its best, and a 3D virtual tour, so buyers can walk through it online before they ever drive over.
Step Three: Reach the Right Buyers
Your home gets its own personal web page, and the yard sign carries a QR code that takes people straight to it. Postcards go to 200 of your neighbors, because the people around your home hear about it first. The home is listed where buyers search online, with open houses whenever you want them.
Step Four: Run It to Closing
Offers come with terms, and I explain every one so you can decide with confidence. If a deal gets rough, which many do, I hold it together until it closes. Selling one home and buying the next is the most common thing I do, and I work with several trusted loan officers so the sale, the purchase and the loan move in step. How each step works in Wisconsin depends on your situation, so I walk you through the specifics when we talk, and I tell you when a question belongs with an attorney.
