West Allis, Wisconsin Real Estate: Buy or Sell With Rich Barnes
Bungalows, Cape Cods and duplexes near downtown Milwaukee, often at a lower entry price than nearby suburbs.
Living in West Allis
West Allis is an older Milwaukee suburb with a personality of its own. It grew up around manufacturing, most famously the Allis-Chalmers works, and it has been changing ever since, with new restaurants, redevelopment and new uses for older commercial buildings. It is a community with history, not one that was built all at once.
The homes show it. You will not find sprawling subdivisions or wooded estates. You will find traditional neighborhoods, smaller yards, neighborhood businesses and a location that puts you close to downtown Milwaukee. A lot of buyers like West Allis for exactly that reason.

How I Help West Allis Buyers and Sellers
Many West Allis buyers are buying their first home, and many sellers are selling here to move up. I explain every step so you can decide with confidence, and I work with several trusted loan officers so the sale, the purchase and the loan move together.
If you are selling, every home I list gets a pre-listing inspection, professional photography, a 3D virtual tour, its own web page with a QR code on the yard sign, and postcards to 200 neighbors. See the details on my West Allis selling page. If you are buying, start with first-time buying in West Allis. West Allis also has a good supply of duplexes, so I cover investment property in West Allis as well.
West Allis Neighborhoods and School District
West Allis is not all the same. The neighborhoods closer to Milwaukee look and feel different from those on the western side of the city, so I suggest you drive several areas, look at more than one housing style, and pay attention to traffic, parking and condition.
West Allis is served by the West Allis-West Milwaukee School District, including Nathan Hale High School and West Allis Central High School, along with the district's elementary, intermediate and specialized programs. Some buyers also ask about private and parochial schools in the area. School assignments and programs can change, so I always confirm the assigned school and current programs for the exact address, and I point buyers to the Wisconsin Department of Public Instruction report cards. I do not rate schools.
West Allis Housing Market and Home Types
West Allis has some of the most recognizable traditional housing in the Milwaukee area. The typical home is not huge. Many have two or three bedrooms, one or two baths, a basement and a detached garage.
- Bungalows, 1920s to 1940s: hardwood floors, natural woodwork, enclosed porches and smaller bedrooms, with plenty of character.
- Cape Cods, 1940s to 1960s: practical layouts, often with bedrooms on the main level and extra finished space upstairs.
- Ranches: single-level living, full basements and manageable yards.
- Duplexes: a way to live in one unit and rent the other, or to start a rental portfolio.
With homes this age, condition matters more than the year built. A well-kept 1935 bungalow can be wonderful. A neglected one gets expensive fast. I want to know the age of the roof, the furnace, the electrical, the windows, the sewer lateral and the foundation, and I look for older plumbing, basement moisture and remodeling that was not done properly. West Allis often offers a lower entry price than many nearby suburbs. I do not quote a median here because numbers move, so call me for what similar homes have actually sold for.
Getting Around West Allis and What Is Nearby
West Allis sits close to downtown Milwaukee, the Milwaukee Regional Medical Center, American Family Field, shopping, restaurants and the major highways. The West Allis Farmers Market has run since the late 1910s, and its current building dates from 1931. Wisconsin State Fair Park is here too, and Greenfield Avenue has restaurants and independent shops.
The trade-offs are the ones you would expect from an older city. Expect more traffic near commercial corridors and tighter off-street parking in places. I point out parking and traffic on every showing so you are not surprised on move-in day.
West Allis Compared With Nearby Towns
These are broad tendencies, not promises about any one home. Compared with Greenfield, West Allis has fewer postwar ranches and split-levels. Compared with Brookfield, New Berlin or Franklin, expect smaller yards, smaller garages, older infrastructure and less new construction. Compared with Wauwatosa, there are fewer village-style shopping districts.
In exchange you often get a lower purchase price, a central location and established neighborhoods. If you are comparing West Allis with the city next door, look at Milwaukee too. When you are ready, send me a message or call 414-899-8146, and visit the Realty Experts home page to see how I work.
