Greenfield, Wisconsin Real Estate: Buy or Sell With Rich Barnes
Established ranches, Cape Cods and split-levels near I-894, shopping and medical care.
Living in Greenfield
Greenfield is an established Milwaukee suburb where you can buy a solid house, keep a manageable yard and stay close to almost everything in the metro area. It is not a city of brand-new subdivisions, and that is part of the appeal. The streets have mature trees, the homes are traditional, and shopping, medical care and the highway are all nearby.
I am Rich Barnes, a licensed broker with Realty Experts, and my office is right here in Greenfield at 4245 S. 93rd St. I have been in the business for 25+ years, and I want you to know what you are looking at before you make an offer on a Greenfield home or put yours on the market.
If you would rather talk first, call me at 414-899-8146. I answer the phone.
How I Help Greenfield Buyers and Sellers
Most people who call me are doing one of two things. They are buying their first home, or they are selling the home they have and buying the next one at the same time. Both come with the same worry, which is ending up with nowhere to live between closings. I work with several trusted loan officers so the sale, the purchase and the loan move in step.
If you are selling, every home I list gets a pre-listing inspection, professional photography, a 3D virtual tour, its own web page with a QR code on the yard sign, and postcards to 200 of your neighbors. You can read the whole list on my Greenfield selling page. If you are buying, I explain each step in plain words and tell you what I see in every home, including the ones that are wrong for you. Start with my pages for first-time buyers in Greenfield or move-up buyers in Greenfield.
Greenfield Neighborhoods and School Districts
Greenfield is not one uniform street scene. Two homes a few minutes apart can feel completely different, so I do not judge the city by one house or one block. The clearest dividing line I can give you is the school district, because Greenfield is served by two of them.
- The School District of Greenfield: Greenfield High School, Greenfield Middle School, and Edgewood, Elm Dale, Glenwood and Maple Grove elementary schools.
- The Whitnall School District: Whitnall High School, Whitnall Middle School, and Edgerton and Hales Corners elementary schools.
A Greenfield mailing address does not guarantee the Greenfield School District. Before you write an offer, I check the exact address with the district, and I suggest you do too. I do not rate schools. Look at the Wisconsin Department of Public Instruction report cards, compare programs and visit before you decide.
Greenfield Housing Market and Home Types
The heart of Greenfield housing is the established single-family home. You will find ranches, Cape Cods, split-levels and two-stories, many in brick or low-maintenance siding on mature, landscaped lots. Much of it was built from the 1950s through the 1970s, with some older homes, some newer construction, condos and apartment communities mixed in.
- 1950s to 1960s ranches: practical floor plans, full basements and established yards. Some have updated kitchens and baths. Others are ready for a remodel.
- 1960s to 1980s split-levels and two-stories: usually more living space and more separation between bedrooms and the living areas.
- Condos and newer homes: worth a look if you want less exterior upkeep or a more modern layout.
Older does not mean worse. A well-kept 1965 brick ranch can be a terrific home. What matters is condition, so I look hard at the roof, the foundation, the sewer lateral, the electrical, the windows and the mechanicals before you fall in love. I do not quote a median price here because prices move. Call me and I will tell you what homes like the one you are considering have actually sold for lately.
Getting Around Greenfield and What Is Nearby
Greenfield is central. I-894 is close, the main shopping corridors run through the city, and medical facilities and Milwaukee-area jobs are a short drive. Day to day you also have parks, a library and community facilities inside the city, plus restaurants along the main roads.
That convenience has a cost. Greenfield has busy commercial corridors, and some homes sit closer to traffic or shopping centers than a buyer might want. When I show you a home, I point out what is on the other side of the back fence and what the street sounds like at five o'clock.
Greenfield Compared With Nearby Towns
These are broad tendencies, not promises about any one home. Compared with Franklin or New Berlin, Greenfield has less new construction and fewer large lots. Compared with Greendale, you will not find a planned-village center. Compared with West Allis, the housing styles and lot sizes are different. Compared with Oak Creek, there is less new development.
What you may give up by choosing Greenfield is the chance at a brand-new house on a large lot, a more rural setting or a distinctive village downtown. What you gain is a central location and a wide selection of established homes. If you are weighing Greenfield against the city next door, read about the Milwaukee neighborhoods I work too. Then call me, and I will tell you what I see.

Frequently Asked Questions
What kinds of homes are in Greenfield?
Mostly established single-family homes: ranches, Cape Cods, split-levels and two-stories, many in brick or low-maintenance siding. Much of it was built from the 1950s through the 1970s, and there are also condos, apartments and some newer construction.
Is every Greenfield address in the Greenfield School District?
No. Greenfield is served by two districts, the School District of Greenfield and the Whitnall School District. Always confirm the assigned school for the exact address with the district before you write an offer.
Can a first-time buyer find a starter home in Greenfield?
Often, yes. Many Greenfield ranches have a garage, a basement and a manageable yard. I walk first-time buyers through every step in plain words and tell you what I see in each home, including when it is not the one.
Should I get an inspection on an older Greenfield home?
Yes. A well-kept older home can be a great buy, but condition matters more than age. I look closely at the roof, foundation, sewer lateral, electrical, windows and mechanicals, and I suggest a full inspection every time.
How do I find out what my Greenfield home is worth?
Call me at 414-899-8146. I look at your home in person and compare it with recent sales of similar homes. If you decide to sell, every listing I take starts with a pre-listing inspection so you know what a buyer will find.
