Buying a Home in the Milwaukee Area, Every Step Explained

Every step explained in plain words, and a straight answer on every home.

What Buying a Home Means Here

Buying a home in the Milwaukee area means choosing between very different places. A 1930s bungalow in West Allis, a brick ranch in Greenfield, a newer two-story in Franklin and a house on a wooded lot in New Berlin are all reasonable answers to the same question. The right one depends on your budget, how you live and what you are willing to maintain.

I am Rich Barnes, a licensed broker with Realty Experts, and I have been in the business for 25+ years. I help buyers across Greenfield, West Allis, Milwaukee, Franklin, New Berlin and Muskego.

How I Work With Buyers

Buying can feel like a lot at once. My job is to make sure you always know what happens next. I explain each step in plain words before it happens, I answer the phone when you have a question, and I tell you what I see in every home I show you, including the ones that are wrong for you.

I work with several trusted loan officers, so your loan, your offer and your closing move together instead of one waiting on another. You do not have to find a lender and a Realtor and then hope they talk to each other.

What You Can Expect, Step by Step

  • We talk first. What you want, what you can spend and how soon you need to move.
  • You meet a loan officer. You find out what you can afford before you fall in love with something out of range.
  • We look at homes. Fewer, better ones. I tell you what I see in each, and I point out what is behind the back fence and what the street sounds like at five o'clock.
  • You make an offer. I explain the terms before you sign anything.
  • The home gets inspected. I look closely at the roof, the foundation, the sewer lateral, the electrical, the windows and the mechanicals.
  • We close. I stay on it until the keys are in your hand, and if the deal gets rough, I hold it together.

How each step works in Wisconsin depends on your situation, so I walk you through the specifics when we talk. I do not give legal advice, and I will tell you when a question belongs with an attorney.

Buying Across the Towns I Serve

Each town buys differently. Read how it works in Greenfield for established ranches near the highway, West Allis for bungalows and duplexes, Milwaukee's south, southwest and west neighborhoods, Franklin for newer homes on larger lots, New Berlin for more space and Muskego for lakes and wooded lots.

When you are ready, send me a message or call 414-899-8146. You can also see how I work on the Realty Experts home page.

Frequently Asked Questions

Do I need a loan officer before I look at homes?

It helps a lot. Talking to one of the several trusted loan officers I work with first tells you what you can afford, so you do not fall for a home out of range.

Will you tell me if a home is wrong for me?

Yes. I tell you what I see in every home, including the ones I would not buy.

What should I look at in an older home?

Condition matters more than age. I look at the roof, the foundation, the sewer lateral, the electrical, the windows and the mechanicals.

Can you help if I need to sell my current home too?

Yes. It is the most common thing I do. I plan the sale and the purchase together so there is no gap with nowhere to live.
