Selling Your Home in Greenfield, Wisconsin

A pre-listing inspection, photography, a 3D tour and a personal web page on every listing.

Selling in Greenfield

Most Greenfield homes are established single-family houses: ranches, Cape Cods, split-levels and two-stories, many in brick or low-maintenance siding on mature, landscaped lots. A lot of them were built from the 1950s through the 1970s. Buyers know what they are looking at, which means they also know what to ask about.

I am Rich Barnes, a licensed broker with Realty Experts. My office is in Greenfield at 4245 S. 93rd St., and I have been in the business for 25+ years. Read more about living and buying in Greenfield.

What a Greenfield Buyer Will Check

A well-kept 1965 brick ranch can be a terrific home, and buyers will still look hard at the roof, the foundation, the sewer lateral, the electrical, the windows and the mechanicals. Some Greenfield homes have been updated top to bottom and others still have their original kitchens and baths. Either can sell, but a buyer who finds a surprise after the offer often asks for money or walks.

That is why every home I list starts with a pre-listing inspection. You see what a buyer will find, and we decide together what to fix, what to price in and what to leave. Condition matters more than age, and I help you present it well.

Details Greenfield Buyers Ask About

Greenfield is served by two school districts, the School District of Greenfield and the Whitnall School District, so the first question from many buyers is which one your home is in. Know your answer before you list. Buyers also ask about the central location. I-894 is close and shopping and medical care are nearby. And they ask about the street. Greenfield has busy commercial corridors, so if your home sits close to traffic, we plan for it up front instead of hoping nobody notices.

The home's own web page, the 3D virtual tour, the professional photography and the postcards to 200 neighbors that come with every listing are explained on my page on how I sell.

Selling and Buying at the Same Time

Many Greenfield sellers are also buying the next home. I work with several trusted loan officers so the sale, the purchase and the loan move in step, and there is no gap with nowhere to live. See trading up in Greenfield, or find out what your Greenfield home is worth first.

Do I need to fix everything before I list my Greenfield home?

No. The pre-listing inspection shows what a buyer will find, and then we decide together what to fix, what to price in and what to leave.

Does the school district affect my sale?

It can. Greenfield is served by the School District of Greenfield and the Whitnall School District, and many buyers ask which one a home is in, so know yours before you list.

What about a home near a busy road?

Can you help me buy my next home too?

What selling your home looks like in Greenfield

Established ranches, Cape Cods and split-levels near I-894, shopping and medical care.

Greenfield is an established Milwaukee suburb of ranches, Cape Cods and split-levels close to I-894, shopping and medical care.

The homes
Mostly established single-family homes: ranches, Cape Cods, split-levels and two-stories, many in brick or low-maintenance siding on mature, landscaped lots. Much of it was built from the 1950s through the 1970s, with some older homes, newer construction, condos and apartment communities. Older is not worse: a well-kept 1960s brick ranch can be a terrific home, but check the roof, foundation, sewer lateral, electrical, windows and mechanicals.
Why people choose it
A wide mix of housing: entry-level ranches with a garage and manageable yard, bigger layouts and finished basements for more room, and ranches and condos with fewer stairs and less exterior upkeep. The location is the common draw: I-894, shopping corridors, medical facilities and Milwaukee-area jobs are all close.
Schools people ask about
Greenfield is served by two school districts. The School District of Greenfield: Greenfield High School, Greenfield Middle School, and Edgewood, Elm Dale, Glenwood and Maple Grove elementary schools. The Whitnall School District: Whitnall High School, Whitnall Middle School, and Edgerton and Hales Corners elementary schools. Not every Greenfield address is in the Greenfield School District, so always confirm the assigned school for the exact address with the district before writing an offer.
Getting around
Central location with quick access to I-894 and the major shopping corridors; some homes sit closer to busy commercial streets or major roads than a buyer might want.
Nearby
Parks, a library and community facilities in the city, plus restaurants, shopping and medical facilities along the main corridors.
The trade-off
Compared with Franklin or New Berlin, there is less new construction and fewer large lots. Compared with Greendale, no planned-village center. Compared with West Allis, different lot sizes and housing styles. Compared with Oak Creek, less new development. These are broad tendencies, not promises about any one home. Two homes a few minutes apart can feel completely different, so do not judge Greenfield by one street.
