Do I Need to Move Out While My Home Is for Sale?
The short answer
No. You don't have to move out to sell your home in Greenfield.
Plenty of sellers live in the house the whole time it's listed. They go to work, make dinner, and keep the dog fed while buyers come through. It takes planning, but it works.
I'm a local Realtor in Greenfield, WI, and this is one of the first things sellers ask me. Here's how I explain it.
What showings really look like
A showing is a short visit. A buyer and their agent walk through, look at the rooms, and leave. You are not home for it. You're out for the length of the showing, then you come back.
The hard part is the schedule. Showings often land at inconvenient times, so you need a home that can be "show ready" in about 15 minutes. That is why we start with the clutter, before the photos and before the listing goes live.
Pets and kids
Pets are the biggest thing to plan for. A dog that barks at strangers, or a cat that slips out a door, can wreck a showing. Decide ahead of time where the pet goes during a visit, whether that's a crate, a relative's house, or a quick drive around the block.
If you have kids, the same rule applies. Pick the routine now so you aren't making it up at 6 p.m. with a showing request on your phone.
When moving out can help
Some sellers do move first. If you've already bought your next home, an empty house is easy to show and easy to keep clean.
But empty is not automatically better. A vacant home can feel cold in photos and costs you the day-to-day look of a lived-in house. Also call your insurance company before you leave. Some policies change when a home sits vacant, and that's better to learn now than after a problem.
What I do before the first showing
Every listing gets a pre-listing inspection and professional photos. We declutter before the camera comes. That way the house is ready, and you aren't scrambling while it's on the market.
You also get a plan for the hard parts: how showings get scheduled, how much notice you want, and what happens when a request comes in at the wrong time.
The move-out question is really a timing question
If you're selling and buying at the same time, when you leave your house depends on your closing dates and your next home. I'd rather map that out with you at the kitchen table than guess in a blog post.
