Is It Okay to Go to Open Houses Before I Have an Agent?
The short answer
Yes. Open houses are made for that, and nobody will ask you to prove you're ready to buy. Going early is one of the cheapest ways to learn what a home really feels like.
I'm a Home Buying Realtor in West Allis, WI, and I tell buyers who are still thinking to visit a few open houses before they ever call me. Here's how to use them without feeling pressured.
What an open house is good for
You see sizes and layouts in person. A photo can't tell you how a hallway feels or whether a kitchen is big enough for two people. You also learn what you like and what you don't, which is hard to know from a screen.
Go to a few homes at different prices and ages. By the third one, you'll start noticing things you hadn't thought to ask about.
What to look at
Bring your phone and a short list, and look at the same things at every house:
- How the layout works for the way you live
- Storage, closets, and the size of the bedrooms
- Water stains on ceilings, cracks in walls, and musty smells
- The age of the furnace, water heater, and roof, if the agent can tell you
- Noise from the street, and how the yard is shaped
Take pictures of the rooms and a note of what you'd change. Looking at the list the next morning is more useful than the memory of the day.
Who's who at the door
The agent hosting the open house works for the seller. That's their job, and they'll be polite and helpful. But they're not on your side of the table.
So be friendly, and keep your budget, your timeline, and your reasons for moving to yourself. You may be asked to sign in. You decide how much to share.
What I'd skip
Don't feel you have to say you love a house, and don't talk price at the door. If you're not ready to buy, you can say, "I'm just looking and learning." That's a complete answer.
When it's time to call an agent
If you find a home you want to make an offer on, call an agent before you go any further. You want someone who works for you reading the contract, looking at what the home might sell for, and watching the deadlines. I'd rather you call me early than have to catch up late.
What I'd do this weekend
- Pick two or three open houses near each other. Plan about 20 minutes at each.
- Use the same short list at every house.
- Afterward, write down your top three likes and top three dislikes. Those become the start of your needs and wants.
