Probate and Trust Sales: One Clear Step at a Time
Selling an inherited home, one clear step at a time.
Selling a Home You Inherited
Selling a home that came to you through an estate or a trust comes with deadlines and paperwork on top of everything else going on. It often falls to one person to coordinate it all, and usually at a hard time.
I am Rich Barnes, a licensed broker with Realty Experts, with 25+ years in the business. I have sold homes in this situation. I explain each step so you always know what happens next, and I work with your attorney.

How I Help
I do not give legal advice, and I will not pretend to. The legal side, including what the court or the trust requires and in what order, belongs with your attorney. My part is the home itself: preparing it, pricing it, marketing it and closing the sale, in step with what your attorney tells you.
That starts with a pre-listing inspection, so you know the condition of the home before a buyer does. It matters even more with a home that has not been lived in recently or has not been updated in a long time. I also work with you on what has to be cleared and prepared before we list. And I answer the phone, so you are not waiting on a call back while you are managing everything else.
What Every Listing Gets
The home gets professional photography, a 3D virtual tour, its own web page with a QR code on the yard sign, postcards to 200 neighbors and wide online exposure. Open houses are available whenever they make sense.
