Downsizing: Less House, Planned in the Right Order

Less house, planned in the right order.

Moving to Less House Takes Planning

Moving to a smaller home sounds simple until you start. The sale and your next home have to line up, the house has to be ready, and everything inside it has to go somewhere. People are usually surprised by how much there is to coordinate.

I am Rich Barnes, a licensed broker with Realty Experts, with 25+ years in the business. I explain each step so you can decide at your own pace, and I work with several trusted loan officers so the sale, the purchase and the loan move in step.

What Smaller Looks Like Here

The Milwaukee area has plenty of options for less house. Smaller ranches and condos mean fewer stairs and less exterior upkeep, and you find them in Greenfield, West Allis and the surrounding towns. Bungalows and Cape Cods in West Allis have manageable yards. Newer subdivision homes in Franklin and New Berlin offer open layouts without much remodeling.

Condos are worth a look if you want less exterior maintenance, but review the association fees, rules and responsibilities carefully.

How I Handle the Sale

Every home I list gets a pre-listing inspection, professional photography, a 3D virtual tour, its own web page with a QR code on the yard sign, and postcards to 200 neighbors. We work out the timing of the sale and your next home first, so you are not selling with nowhere to go. There is no pressure, and I answer the phone when you have a question.

Frequently Asked Questions

Should I sell first or find the next home first?

We plan both together before you list, so the timing works and you are not left with nowhere to go.

Is a condo a good choice?

It can be if you want less exterior upkeep. Read the association fees, rules and responsibilities carefully first.

Do I have to rush?

No. There is no pressure. I explain each step so you can decide at your own pace.

What do you do about the house itself?

Every listing gets a pre-listing inspection, so you know what a buyer will find before a buyer finds it.
