Trading Up: Sell the Home You Have, Buy the One You Want

Sell the home you have and buy the one you want, with no gap and nowhere to live.

The Move Most of My Clients Make

Most of my clients are selling one home and buying the next at the same time. The fear is always the same: a gap with nowhere to live. You sell, and the new place is not ready. Or you buy, and the old one will not sell. Both are real, and both are avoidable when the sale and the purchase are planned as one move.

I am Rich Barnes, a licensed broker with Realty Experts, with 25+ years in the business. This is the situation I handle most.

How I Plan a Move Together

I work with several trusted loan officers so the sale, the purchase and the loan move in step. We start with a conversation about timing, price and what your current home needs. Every home I list gets a pre-listing inspection, so nothing surprises you or the buyer later, and that matters when you are also making an offer on the next one.

While you shop, I show you homes you can act on and tell you what I see in each. At closing, the sale, the purchase and the loan land together, and I stay on it until they do. If a deal gets rough, I hold it together.

Why People Trade Up Here

The reasons are usually practical. More bedrooms, a finished basement, a bigger kitchen, a better layout or a larger yard. In Franklin and New Berlin you find newer two-stories and larger lots. In Muskego you find wooded lots and lakefront. In Greenfield you can step up to a bigger ranch or a split-level without leaving the area you know.

Bigger homes and lots also mean more upkeep and often a higher price, so we talk about what you will do with the extra space before you commit.

Frequently Asked Questions

Should I sell first or buy first?

It depends on your numbers and your timing. We work it out together before you list, so you are not guessing.

How do you avoid a gap with nowhere to live?

I plan the sale, the purchase and the loan as one move, with several trusted loan officers on the loan side, and I stay on it until they close together.

Do I need an inspection on the home I am selling?

Every home I list gets a pre-listing inspection, so you know what a buyer will find before a buyer finds it.

What if the deal gets rough?

I hold it together until it closes. Rough deals are normal, and handling them is part of the job.
