Investment Property: Duplexes and Multi-Family Near Milwaukee

Duplexes, multi-family and rental property, bought with plain answers on condition and price.

Investors and Multi-Family in Milwaukee County

Milwaukee and West Allis have a large supply of traditional two-family homes, and the area around them has duplexes and other multi-family property too. Some buyers live in one unit and rent the other, subject to their financing and rental requirements. Others buy to rent. I work with investors a lot, and it is a regular part of my business.

I am Rich Barnes, a licensed broker with Realty Experts, with 25+ years in the business. One thing to know up front: I help you buy and sell the property. I do not place tenants or do tenant management.

How I Help Investors

I give you plain answers on condition and price. With older multi-family property, condition is the whole story, so I look at the roof, the foundation, the electrical, the plumbing, the furnace and the sewer lateral, and I tell you what I see in each. If a property does not make sense, I say so.

I work with several trusted loan officers, so we run the financing early and you know your options before you make an offer. How a duplex is financed depends on whether you will live in it, so that is a conversation for you and the loan officer.

What to Weigh Before You Buy

  • Condition first. Old systems are expensive in a building with more than one household.
  • Parking and traffic. Tighter off-street parking and traffic near commercial streets matter more with rental property.
  • The numbers. Ask for the real expenses, not a summary.
  • Your own plan. Living in one unit and renting the other is a different purchase from buying purely to rent.

I do not quote returns or rents because they change. I help you get the facts for the specific property.
