First-Time Home Buyers: Every Step Explained

First-time buying, explained one step at a time.

Buying Your First Home Is a Lot

First-time buyers often feel overwhelmed, and they should not have to. Everything is new at once: the loan, the offer, the inspection, the closing. Each step has its own vocabulary, and nobody explains it until it is already happening.

I am Rich Barnes, a licensed broker with Realty Experts, with 25+ years in the business. Many of my clients buy their first home with me. I explain every step in plain words before it happens, so you are never guessing what comes next.

How I Help First-Time Buyers

I answer the phone. That matters more than it sounds, because first-time buyers have questions at odd hours, and a question that waits three days can stall a deal. I work with several trusted loan officers, so you find out what you can afford before you start looking and your loan, offer and closing move together.

I also tell you what I see in every home. If a house has a roof near the end of its life or a basement that looks like it takes on water, I say so. If a house is wrong for you, I say that too. I would rather lose a showing than see you buy the wrong home.

Starter Homes in the Milwaukee Area

Plenty of starter homes here are older, so learning what to check is part of the job. A well-kept 1960s brick ranch or a 1930s bungalow can be a wonderful first home. A neglected one can get expensive fast. Before you offer, we look at the roof, the foundation, the sewer lateral, the electrical, the windows, older plumbing and any sign of basement moisture.

West Allis often offers a lower entry price than nearby suburbs, with bungalows, Cape Cods and duplexes. Greenfield has many ranches with a garage and a manageable yard. In Milwaukee's south, southwest and western neighborhoods you will find bungalows and brick ranches. I do not quote a median price because prices move. Call me for what similar homes have actually sold for.

Frequently Asked Questions

Where do I start if I have never bought a home?

Call me. We talk about what you want and what you can spend, then you meet one of the several trusted loan officers I work with so you know your range before we look.

What if I do not understand something?

Ask me, and I will explain it in plain words. If it belongs with an attorney, I tell you that.

Do I have to buy the first home you show me?

No. I show you homes you can act on and tell you what I see in each one. Sometimes the answer is: do not buy this one.

Are older starter homes a bad idea?

No. Condition matters more than age. A well-kept older home can be a great first home, so we check the big systems before you offer.
