It’s a crazy sellers market out there, so let me ask you a question. Are You A Savvy Seller? Does that mean that we as agents should just sell homes right away and use mediocre, outdated marketing techniques? No, no, no. That can cost you thousands if you make that mistake. So if you’re thinking about selling your home well you’ve got to see this, or maybe you know someone who mentioned selling their Milwaukee County home. Hi everyone, I am Rich Barnes, Owner, Broker of Realty Experts in West Allis, Wisconsin, 53214. I want to talk about a few essential errors I see most sellers making that results in much lower profit margins, and doesn’t allow them to maximize the amount of money that they can make when they’re selling their home. I know it can be so stressful. Who do you trust and who do you listen to? Well, after assisting hundreds of Milwaukee area residents, just like you, I totally get it. So let me be your guide. The most crucial element when selling your home is ensuring that it gets maximum exposure. We need to make sure that we expose your house through digital marketing to the masses, not just a few. Most likely you’re actually watching this video through a detailed targeting marketing ad where I’m actually pixeling you and making sure that I’m exposing you to it and that you are seeing it. Think about the last time you Googled something. And then all of a sudden everywhere you went online that thing keeps following you around and showing up everywhere. Well that’s sort of what I do when buyers exhibit a certain behavior. You see, if you just take Facebook, for example. Facebook’s algorithm can match their behavior to other people in the past who bought homes and then take them as an audience that they want to buy. And then bammo, I can start following them online and put the homes I’m selling in front of them online. It’s ingenious and actually pretty scary if you think about it. I guess you can kind of call me a certified stalker, but not the creepy kind, but it’s the kind that gets you massive exposure for your home when you’re selling. It’s all done through a detailed digital marketing strategy that’s taken so much time, effort, energy to learn, navigate and specialize in. And yes, this is important even in a strong sellers market like we are seeing today. I mean ask yourself this question, by potentially taking an offer too soon or not exposing your home to every possible buyer could end up costing you 10 or $15,000. Wouldn’t it make sense to make sure that you expose it to everyone? Yes, of course it would. So we both agree. Exposure is everything. We’re actually averaging about 25,000 views and hundreds of hours of watch time on every video that we produce on all of our listings. Not that that’s all views, but just imagine how many open houses I would have to do to get that type of exposure. Not to mention with everything that we have going on now and here’s the crazy thing. According to the National Association of Realtors, 67% of buyers will actually walk through a home that they see online. So exposure is everything. There’s so much more to consider when selling yes, even in a sellers market, you still want to do everything and everything you can to maximize your investment.
